The Wilmington Development Group undertakes real estate development projects on its own behalf and on behalf of others. Vital and complex real estate services are performed from project conception thru completion.  Findings are presented concisely and accurately.  Some third party services offered are as follows:

• site analysis
• demographic research
• zoning, massing and site utilization research
• preparation of market profiles including information pertaining to business, population, growth, corporate headquarters, housing, etc.
• identification of potential competition in the pipeline or in the permit process
• assessment the political climate and develop strategies for management of same
• preparation of economic and financial models or proformas
• review of environmental and geo-tech studies
• review of Title reports and Surveys
• review of in-place leases or contracts
• validation of the development program for the Project
• entitlement research including current zoning, special commissions, setbacks, sanitary, utilities, landscape, permit costs, impact fees, etc.
• creation of project time line which indicates milestones and assigns responsibilities to various professionals create a detailed list of deliverables from the design professionals

• review the schedule(s) and budget(s) prepared by the construction manager.
• review the construction manager’s list of proposed bidders for each trade and, after bids have been received, review the bids and make recommendations to the Owner regarding selection of subcontractors.
• review forms of agreement with sub-contractors and monitor contract execution
• monitoring of contract compliance with regard to insurance, bidding and change orders
• participation in regular site meetings to review the progress of the work and maintain independent meeting minutes.  Identify issues that could negatively impact on the schedule or budget, and work with the Owner, consultants and construction manager to resolve them.
• review of the construction manager’s requisitions for accuracy, completeness, conformance with contracts, presentation of supporting documents and recommend payment amounts to the Owner.
• review and maintenance of inspection records to insure compliance with applicable permits and testing requirements
